BUILT-IN EQUITY: We purchased the land off-market and have a basis that now gives us $5-7MM of built in equity that can be leveraged with the construction loan but also lower our overall risk.            

RENT RATES: St Pete has seen some softening of rental growth rates but no material declines. We feel timing is perfect as we'll be coming to market in 1-2 years when the economy is back on strong ground and rental rates are significantly higher than our underwriting.
